Status Options in Central Texas MLS

Belonging to two MLS systems is not a new business practice for most REALTORS.  Prior to the creation of the Central Texas MLS Regional, many of our members belonged to two, three, or even four MLSs. This new consolidation of data has been extremely effective in helping agents market their properties to a wider pool of agents.  But with consolidation comes confusion about what certain fields mean in the new CTXMLS system.

Over the past couple of weeks, we have had many questions on what the different statuses in CTXMLS mean and how to use them correctly. In addition, we’ve even had some agents who have had issues closing out a listing because of the status codes.

CTXMLS has 8 status codes, and each of them represents a different array of data. The current codes are A, B, O, T, W, U, S, and X.  The descriptions of each are listed below, including how to make some of the codes available in the Listing Input & Edit Screen.

Central Texas MLS Press Release

With the partnership of Four Rivers Association of REALTORS®, Temple-Belton Board of REALTORS® and Williamson County Association of REALTORS® almost three months ago, The Central Texas MLS (CTXMLS) is well on its way.

With the Central Texas MLS, REALTORS® can now gain access to seven counties, and expand their exposure and knowledge of the markets in Bell, Caldwell, Comal, Gonzales, Guadalupe, Hays, and Williamson Counties. Not only will REALTORS® change the course of their business, but they also receive admittance to a service that limits the multiple MLS systems in Central Texas.

Central Texas MLS - RPR

How MLSs Stand To Benefit From Upstream

The pessimist MLSs among you will look upon the title of this article with raised hairs. The lens that we have adopted here is for a single focus. Namely, to search for specific context within the databases of Upstream that may be of value to MLSs. Remember, Upstream does more than manage listings, but it does start with the MLS destination in mind. The MLS does not need to change their business rules, or modify their data schema. They need only disclose to their brokers what their rules and schema are and accept a broker load as is common among nearly every large regional MLS today. With MLS participation, Upstream will, in turn, create and maintain an environment that will allow for data management that will adhere to the MLS’s requirements.

Should your MLS consider consolidating? Part 1

Some of you know that much of my work over the past few years has been focused on MLS Consolidations. More specifically, it’s been about creating new, bigger and better regional MLSs. Together with the courageous leaders from 45 MLSs, we successfully created 8 new regional MLSs and nobody lost their identity or their job. Today, we have 752 MLSs – not 900 like we used to talk about.

Town Hall Meeting - The Future of the MLS in Williamson County

Earlier this week, WCREALTORS held our first Town Hall Meeting of the year, and the topic of conversation was heavily focused on the MLS and what changes are planned from the National level with Project Upstream, as well as at the local level with talks of a Regional MLS forming.


First up, Cary Sylvester with Keller Williams International and part of the Project Upstream team, spoke about Project Upstream and what it means to the Real Estate Industry. “There are over 800 MLS systems across the nation,” said Ms. Sylvester. “Lots of REALTORS® are members of multiple MLSs and enter the data multiple times in each system. Project Upstream plans to fix this duplicate work of entering data into each MLS system.”

The Benefits of Membership

2015 has been an exciting year for WCREALTORS. Our Association has been hard at work this year tackling tough issues, supporting our local communities, and offering the finest educational opportunities possible. Membership is up over 18%, and WCREALTORS has surpassed the 1600 member mark.

Market conditions have seen the same increase across Williamson County, with the median sales price increasing from $175,000 to $245,000 over the past four years. In addition to an increase in sales prices, transaction numbers are steadily increasing. Williamson County is home to a plethora of economic development, new construction, new restaurants, and retail stores which are breaking ground all over the region, and we have a strong and steady buyer demand.
