Nexus. It’s a word we’ve all heard before, but do we really know what it means? Merriam-Webster defines nexus as 1a connection or link 2a connected group or series and 3center or focus. For the past seven years, the Board of Directors has been working on making the Williamson County Association of REALTORS® the nexus of education and the voice of real estate for Williamson County; it is so important to the Board of Directors that it is the first task in our strategic plan. “WCREALTORS will be the nexus of real estate education and be the ‘Voice of Real Estate’”.

As many of you know, the Association has joined forces with the Four Rivers Association of REALTORS® and the Temple-Belton Board of REALTORS® in the first true Regional MLS in Central Texas. Since the inception of this partnership in August of 2016, the MLS has grown leaps and bounds!

In July we will begin to see the addition of the entire Fort Hood MLS system into the CTXMLS. Shortly after Fort Hood comes on board, we will see the addition of the entire Victoria Area MLS system! Once the data from the newest shareholders have been loaded into Matrix, the member count will be over 4000 members and will service over 15 counties.

In addition, CTXMLS is one of the first MLSs to work with CoreLogic to utilize Trestle, a groundbreaking IDX management tool! Once this service launches in August, it will allow subscribers to request a feed through an approved IDX vendor and a brokerage can request a direct feed as desired.

Over the past couple of weeks, I’ve received a lot of questions about CTXMLS but the most interesting question centers around a large misconception that the other Associations are still running their old MLSs. The Four Rivers MLS and Temple-Belton MLS completely went away and ALL their historical data has been converted into CTXMLS. When the Fort Hood Area Association of REALTORS® joins this summer, the same will happen with them! We truly have 4+ MLSs in just one system. From the first day we went live, we encouraged our members to join CTXMLS as an additional MLS to the one you’ve been using for years. WCREALTORS is the only shareholder who joined CTXMLS without historical data.

As of June 1st, CTXMLS has just under 4,000 active listings across Central Texas. In addition, there were 3600 members in the system. A number that continues to expand.  Currently, the CTXMLS covers over 5,809 square miles; after FHAAR and VAAR join, the total square footage of market space will be over 12,000 square miles.  For more information about CTXMLS, visit http://wcmls.live or contact one of the Association Shareholders. Earlier this year, the Association announced a partnership with the Austin Relocation Guide to publish the Williamson County Newcomer & Relocation Guide which will launch its inaugural issue in August.  We all have seen, listened, and read the reports about how Williamson County is one of the fastest growing counties. In late May, the US Census Bureau released a list of the fastest growing cities in America! Two of the growing cities in America are right here in Williamson County, Cedar Park at number 11, and Georgetown at number 5. There are more new families moving to Williamson County than ever before, and the Association is working diligently to ensure that you have a chance to work with our county’s newest residents.

This magazine, in connection with WCLife, will cover everything from relocating to living in Williamson County. It will explore new home communities, education, transportation, shopping, and dining, as well as tips to getting settled. Not only will the content be published in print, but an interactive digital edition will also be available on wclife.org. The Williamson County Newcomer and Relocation Guide provides an essential guide to educate and assist families and individuals through the complete moving process and will be a valuable resource to our community.

Suzanne is a graduate of Southwest Texas State University (now known as Texas State University – San Marcos). While at SWTSU Suzanne floated the River regularly, attended Wurstfest, joined the Gamma Phi Beta sorority, was an OBI for the Theta Xi's and graduated with an Art Degree. Shortly after, Suzanne was asked to open up the Central Texas Market for the Greensheet paper. In her career, she has worked in many marketing positions in the home building industry, which led her down the path she has come to love. The housing industry was Suzanne’s direction to greatness. She worked my way up in several Fortune 500 Home Builders to the level of VP of Marketing. Those were great jobs and great days. When 9/11 happened, the nation panicked and many jobs were lost due to uncertainty in the market place, including hers. At that time she created her own ad agency - Creative Minds where her clients where the home builders who had let their marketing staff go. Suzanne got her real estate license and started selling and listing in 2003 and never looked back. She loves where she is and what she does. Suzanne serves as the 2017 President of the Williamson Count Association of REALTORS®.
