Education & the Busy REALTOR

Every Texas REALTOR® knows that education is required by the Texas Real Estate Commission. How many of you just take the bare minimum and just move on? There are over 22,000 licensed real estate agents in Central Texas; what makes you stand out from the crowd?  Furthermore, do you ever wonder why the agent who has been licensed just a couple of years closes more deals than a seasoned veteran?

Education is the key to being a successful agent; and the experts will tell you that you need more education than the 18 required hours every other year to succeed. Did you know that REALTORS® who have at least one designation make more than those without? For example, According to a 2012 study, the median annual income of GRI designees was $61,000, compared to $33,500 of non-designees.

Earning the Graduate, REALTOR® Institute (GRI) designation is a way to stand out to prospective home buyers and sellers as a REALTOR® who has gained in-depth market knowledge increased proficiency in a broad array of subjects to enhance professionalism and business success. WCREALTORS offers each of the three classes twice a year, once in the first quarter and again in the 4th quarter. In Texas, the GRI Designation has been split up as GRI: Law, GRI: Marketing, & GRI: Brokerage. Upon successful completion, each module will award you 30 SAE hours, and get you closer to obtaining your GRI designation! Completion of all three modules is a perfect way to obtain the required SAE hours in your first two years AND get your first designation completed.

Another popular designation is the Seller Representative Specialist (SRS) designation; the premier credential in seller representation. It is designed to elevate professional standards and enhance personal performance. Obtaining the SRS designation will give you to tools necessary to stay ahead of the curve and strengthen your business. This course will be held at WCREALTORS in 2018.  

Are your negotiation skills are sharpened as you would like them to be? If not, we have two classes coming up that will help you polish your skills! The first, Real Estate Negotiation Expert (RENE) is designed to elevate and enhance negotiating skills so that today's real estate professionals can play the game to win. The courses examine all types of negotiation formats and methods as well as a full spectrum of tips, tools, techniques, and advantages so you can provide effective results for your clients. This will be coming to you the beginning of January 2018!

The other course, Certified Negotiation Expert (CNE) utilizes leading edge research and professional negotiation theory in all course offerings. Each course is designed to help real estate professionals achieve better results and protection for their clients in different real estate negotiation situations. This course will be held at WCREALTORS this October.

.  When looking for help in finding that perfect tenant or finding that perfect rental property to call home, landlords and tenants want the services of a real estate professional who understands their needs and can guide them through the process, you can offer this as a Texas Residential Leasing Specialist (TRLS). Be in the know with how to provide real estate services that meet the needs of this market and win future referrals.  As a follow-up to the TRLS, the Texas Residential Property Manager (TRPM) certification shows your commitment to your property management specialty. Gain knowledge on current business issues impacting property management, how to mediate tenant and owner relations, and the ins and outs of the TAR Property Management Agreement.

In 2015, WCREALTORS developed the Selling Real Estate in Williamson County or WCSpecialist certification course. The course dives deep into the ins and outs of real estate in Williamson County, incorporates topics such as water, sewer, septic systems, transportation, MUDs, schools, governmental involvement, and taxing entities. The Selling Real Estate in Williamson County education course was awarded the Texas Association of REALTORS® Innovative Education Program of the Year in 2015.

Suzanne is a graduate of Southwest Texas State University (now known as Texas State University – San Marcos). While at SWTSU Suzanne floated the River regularly, attended Wurstfest, joined the Gamma Phi Beta sorority, was an OBI for the Theta Xi's and graduated with an Art Degree. Shortly after, Suzanne was asked to open up the Central Texas Market for the Greensheet paper. In her career, she has worked in many marketing positions in the home building industry, which led her down the path she has come to love. The housing industry was Suzanne’s direction to greatness. She worked my way up in several Fortune 500 Home Builders to the level of VP of Marketing. Those were great jobs and great days. When 9/11 happened, the nation panicked and many jobs were lost due to uncertainty in the market place, including hers. At that time she created her own ad agency - Creative Minds where her clients where the home builders who had let their marketing staff go. Suzanne got her real estate license and started selling and listing in 2003 and never looked back. She loves where she is and what she does. Suzanne serves as the 2017 President of the Williamson Count Association of REALTORS®.
